DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Bathroom resealing in Newhaven, done properly

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Common call-outs are for lumpy, uneven sealant from a DIY attempt and gaps where the bath or tray has moved, on baths, shower trays & enclosures and kitchen worktops & upstands.

From stone-built tenements to new flats and suburban houses, Newhaven is in a city with every kind of home. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

What we are called out for in Newhaven

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Look out for any of the following:

  • Sealant that has split, shrunk or peeled away
  • Water getting behind the bath panel
  • Gaps where the bath or tray has moved
  • New sealant laid over old sealant that is now lifting

Letting a property close to Edinburgh Waverley station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Cracked or missing grout between tiles (that is regrouting)
  • A tray or bath that’s cracked through
  • A leaking waste, trap or valve

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Bathrooms and kitchens in Newhaven

Newhaven is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Newhaven Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Trinity Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

FAQs for Newhaven

Do you work in hotels near Newhaven?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Can a failed shower seal in a tenement flat in Newhaven leak into the flat below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Do you cover Newhaven?

Yes, we do. Our applicators work in Newhaven, and the service is the same as everywhere else.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Let new sealant cure fully before it gets wet
  • Open a window or run the fan so the room dries
  • Keep bottles off the sealant line
  • Keep an eye on the corners, where splits start

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just drop us a line at info@mrmastic.co.uk.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Different surfaces, different methods

Wet rooms

A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

What we do, step by step

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom. For a tenement in Newhaven, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive
