Bathroom & kitchen resealing in Buccleuch, Edinburgh
Bath, shower, basin, wet room, worktop and sink resealing for Buccleuch, backed by a 12-month guarantee. Ask us for a quote.
- Leaking joints on a shower screen
- Two layers of silicone, both failing
- Gaps between the worktop and the wall
Why deal with it now?
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Private landlords in Buccleuch must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Why us?
- A sealant colour to suit the surroundings
- Old sealant always removed completely
- 12-month guarantee on every job
- We are fully insured

How we handle bathroom resealing in Buccleuch
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, baths and kitchen worktops & upstands, and people most often call us about water getting behind the bath panel and a messy, uneven bead from a previous reseal.
Buccleuch is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.
You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Open a window or run the fan so the room dries
- Clean with a mild bathroom cleaner and a soft cloth
- Look for lifting corners and small gaps now and then
- Dry the bead with a towel now and then
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
Questions from Buccleuch
Do you work for hotels and guest houses in Buccleuch?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
I’m in a tenement in Buccleuch. Could worn sealant affect the flat downstairs?
Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Is the work guaranteed?
Yes. Our one-year guarantee covers every job, and we’re ARBOMaster approved applicators.
Do you cover Buccleuch?
Yes. We cover Buccleuch and the rest of Edinburgh. To book, send an email to info@mrmastic.co.uk.
Bathroom resealing around Buccleuch
Buccleuch is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Buccleuch. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Schools such as Sciennes Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Edinburgh Waverley station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Life Church, walls and floors in older homes can move, and sealant and grout show it first.

Honest limits
We’d rather tell you now than do work that will not last, so these are the limits:
- Tiles that have come away from the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracks in the tray itself rather than the joint
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

How the visit works
Before we leave, we go over the finished joints with you. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job. For a tenement in Buccleuch, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Mention if the joints have been sealed before
- Move anything stored near the joints
- For indoor joints, keep the area dry beforehand if you can

What affects the cost of bathroom resealing
There’s no set price list, because no two jobs are the same. What we look at:
- Any working-time requirements on site
- Mould in or behind the old joints
- How much old sealant there is and how hard it is to remove
- The type of sealant required
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- If someone has resealed it before
- The type of property
- How we’d reach the joints
- The address or postcode of the job
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
Different surfaces, different methods
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
