Bathroom resealing near Muirhouse

How we handle bathroom resealing in Muirhouse

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We are often asked to deal with damp behind the bath or under the tray and lumpy, uneven sealant from a DIY attempt, across wet rooms, sinks & splashbacks and basins & vanity units.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Each job carries a 12-month guarantee.

When it is not the sealant

It helps to know what we cannot do too:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • Water getting in through the grout rather than the sealant

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Do not leave water standing on kitchen joints
  • Move toiletries away from the joint
  • Check the joints every few months for splits or lifting
  • Keep scourers and sharp tools away from the bead

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Common questions in Muirhouse

I let a flat near Haymarket station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can a failed shower seal in a tenement flat in Muirhouse leak into the flat below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Is white the only colour available?

White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.

Do you have insurance?

Yes, we’re fully insured.

How long does a bath or shower reseal take?

It takes a morning or an afternoon for most single baths and showers. You’ll know how long to expect before we start.

How it works

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In a city area like Muirhouse, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Tell us about any water getting in
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit

Common problems we fix in Muirhouse

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

People usually contact us when they notice one of these:

  • Gaps where the bath or tray has moved
  • Cracked, shrunken or lifting silicone
  • New sealant laid over old sealant that is now lifting
  • Smears of silicone across the tiles

If you look after a building such as Craigroyston Community High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before booking anyone

  • Is the old sealant removed completely?
  • What product goes in the joint
  • Whether they’re fully insured
  • How much experience the applicator has

Choosing a sealant specialist

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Landlords, agents and businesses in Muirhouse

For anyone letting property in or around Muirhouse, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Why it’s worth doing now in Muirhouse

Dealing with sealant early is a short job: it takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Private landlords in Muirhouse must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
