Landlord and commercial work in Greenside
Landlords and letting agents in Greenside can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
About our bathroom resealing in Greenside
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on sinks & splashbacks, wet rooms and basins & vanity units, and the jobs we see most are gaps where the bath or tray has moved and new sealant laid over old sealant that is now lifting.
In Scotland’s cities, including the area around Greenside, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.
Our work is backed for twelve months, in Greenside and everywhere else we cover.

I let a flat near Edinburgh Waverley station. Can you help?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Do you work for hotels and guest houses in Greenside?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you cover Greenside?

Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Does the resealing come with a guarantee?
Yes, for 12 months. Looking after the joint as we suggest helps it last.

Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Quotes for bathroom resealing in Greenside
Jobs vary more than people expect. The main factors:
- How easy the joints are to reach
- The old material and how stubborn it is
- The number and length of the joints
- Which sealant suits the joint
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
What we need to know
When you call or email, it’s useful to know:
- Whether it’s a home or a business
- If someone has resealed it before
- Photos by email, if that’s easy
- The address or postcode of the job
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
Honest limits
New sealant cannot fix everything, and we will tell you before work begins. Sealant will not put right:
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

How it works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. In a city area like Greenside, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Let us know about stairs, lifts or work at height
- Move anything stored near the joints

Greenside homes and their sealant
Greenside is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below.
For landlords with property near Edinburgh Waverley station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near St Cuthbert's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What the job involves on each surface
Baths
Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Signs you need bathroom resealing in Greenside
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.
These are the problems we’re asked about most:
- A reseal done over the top of the old bead
- Failed sealant on the screen profile
- Water getting behind the bath panel
- Black spots spreading through the bead
Schools such as London Street Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

- Who does the work, and how experienced they are
- How long to leave it before use

Why it’s worth doing now in Greenside
Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Private landlords in Greenside must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
