Bathroom resealing for homes and businesses in Kingoodie

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on baths, basins & vanity units and kitchen worktops & upstands, and the jobs we see most are smears of silicone across the tiles and leaking joints on a shower screen.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

There’s a 12-month guarantee on every job, large or small.

Kingoodie homes and their sealant

Kingoodie is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For site and facilities teams at buildings such as Menzieshill High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Invergowrie station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What happens on the day

The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take around two hours for one bath or shower, longer for a whole bathroom, and we tell you how long to leave it before we go. Outdoor work around Kingoodie depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Move anything stored near the joints

Yes, Kingoodie is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can you help a landlord with a rental near Invergowrie station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Can you do several jobs on one visit?

Yes. Just list everything you need and you’ll get one quote.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What colours of sealant can you use?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Signs you need bathroom resealing in Kingoodie

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

Look out for these signs:

  • Cracked, shrunken or lifting silicone
  • A reseal done over the top of the old bead
  • Black spots spreading through the bead
  • Smears of silicone across the tiles

In the older streets around All Souls Episcopal Church, walls and floors in older homes can move, and sealant and grout show it first.

10 questions to ask before booking

What sealant work cannot fix

New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:

  • A leaking waste, trap or valve
  • Movement from a bath with loose feet or no proper support
  • Tiles that have come away from the wall

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Baths
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands

How to look after the new joints

Looking after new joints is easy:

  • Never pick at the silicone with a blade
  • Squeegee the walls and tray after use
  • Stick to a soft cloth and a mild cleaner
  • Run the extractor fan during and after every shower

Wipe up standing water along the worktop joint. A dry joint lasts longer.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Why act early in Kingoodie

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. In a place like Kingoodie, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
