Bathroom resealing in Charleston

Signs you need bathroom resealing in Charleston

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Common reasons people contact us are:

  • Water getting behind the bath panel
  • A reseal done over the top of the old bead
  • Gaps where the bath or tray has moved
  • Gaps between the worktop and the wall

For an older house near a landmark such as Lochee Baptist Church, walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing for homes and businesses in Charleston

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include a messy, uneven bead from a previous reseal and gaps where the bath or tray has moved, across baths, kitchen worktops & upstands and wet rooms.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Questions from Charleston

I’m in a tenement in Charleston. Could worn sealant affect the flat downstairs?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Do you work for landlords with property near Invergowrie station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Can you do several jobs on one visit?

Yes. Just list everything you need.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • Water getting in through the grout rather than the sealant
  • A tray or bath that’s cracked through
  • A tray that rocks until it’s re-bedded

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Wet rooms

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Move toiletries away from the joint
  • Keep the fan on for a while after bathing
  • Never pick at the silicone with a blade

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What happens if it’s left?

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. In a tenement flat in Charleston, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear price before work begins.

How it works

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. In a city area like Charleston, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
  • Try not to wet indoor joints just before the visit

Bathrooms and kitchens in Charleston

Charleston is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For landlords with property near Invergowrie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Menzieshill High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
