Bathroom & kitchen resealing in Invergowrie, Dundee
We cover Invergowrie for bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- A joint torn by a bath that flexes
- Cracked, shrunken or lifting silicone
- Gaps between the worktop and the wall
Bathroom resealing in Invergowrie, done properly
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you have failed sealant on the screen profile and a reseal done over the top of the old bead, we can put it right, on sinks & splashbacks, shower trays & enclosures and wet rooms alike.
Invergowrie is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Bathroom resealing in Invergowrie: local notes
Invergowrie is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Sandstone tenements are a big part of Dundee’s housing, so a leaking seal can soon reach the neighbours below.
Rented homes near Invergowrie station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to All Souls Episcopal Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What the job involves on each surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.
Signs you need bathroom resealing in Invergowrie
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners do not help.
If you can see any of these, it’s time to have the joints looked at:
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- Two layers of silicone, both failing
- Water getting behind the kitchen upstand
Managing a site like Menzieshill High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Questions to ask before booking
- How the surfaces are prepared before sealing
- Which sealant they’ll use, and why
- Who does the work, and how experienced they are
- How long to leave it before use
Invergowrie questions
I let a flat near Invergowrie station. Can you help?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Can you do bathroom resealing in Invergowrie?
Yes. Our work covers the whole of Scotland, and Invergowrie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Where is Mr Mastic based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Inside a flat in Invergowrie, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Advice
Leave it or put it right?
Dealing with sealant early is a short job: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Invergowrie, damp can travel a long way before it shows.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What affects the quote in Invergowrie
You will get a clear quote before work begins. It takes into account:
- How easy the joints are to reach
- The old material and how stubborn it is
- The product the joint needs
- When we can work, for business premises
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- The problem you’ve noticed
- If someone has resealed it before
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Dry worktop joints after washing up
- Move toiletries away from the joint
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
What we can’t put right
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Movement from a bath with loose feet or no proper support
- A leaking waste, trap or valve
- Loose or hollow tiles, or failed tanking behind them
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
