Bathroom resealing in Blackburn

Bathrooms and kitchens in Blackburn

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Kintore station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathroom resealing in Blackburn

Homes in Blackburn have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with splits where the tray meets the wall and new sealant laid over old sealant that is now lifting, across kitchen worktops & upstands, shower trays & enclosures and baths.

For a place like Blackburn, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

When it isn’t the sealant

Before you book, it’s worth knowing the limits:

  • Water coming from the plumbing rather than the joint
  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that is regrouting)

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What affects the quote in Blackburn

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • Working hours on commercial sites

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

When you call or email, these details help:

Blackburn: your questions answered

Is Blackburn in your area for bathroom resealing?

Yes, Blackburn is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Can you help a landlord with a rental near Kintore station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Blackburn, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can

Advice

Landlord and commercial work in Blackburn

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

When to call us in Blackburn

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Most people get in touch after spotting one of these:

  • Mouldy sealant that has gone black
  • Two layers of silicone, both failing
  • Leaking joints on a shower screen
  • Shrunken sealant along the back of a worktop

In and around Blackburn, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Before you book anyone

  • What happens if they find a problem under the old sealant
  • When the joint can take water or movement
  • How much experience the applicator has
  • Whether VAT is included

Choosing a sealant specialist

Why deal with it now?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We don’t show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

Why book with us

  • ARBOMaster approved applicator
  • Any old sealant cut out fully, not covered over
  • Anti-fungal sanitary silicone in wet areas
  • Sealant colour chosen to suit

See our cost guide or our reviews.

Aftercare tips

After the cure time, these simple habits help:

  • Keep the fan on for a while after bathing
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then
  • Wipe up water along the back of the worktop

Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
