About our new build mastic in Glasgow

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. We’re often asked to deal with cracks appearing as a new home settles and plot mastic for developers ahead of handover, across bathrooms & en suites, windows & doors and show homes.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Glasgow, we cover those floor joints as well as plot mastic for developers.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

New build mastic around Glasgow

Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

If you’ve bought a new home near Anderston station, the sealant around baths, showers and frames is worth checking in the first year or two.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Use the extractor fan every time you shower
  • Look at the sealant regularly in the first couple of years
  • Photograph failed sealant before it’s redone
  • Report sealant problems to your builder during the snagging period

Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it, which can damage the surface.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant.

Signs you need new build mastic in Glasgow

Fresh sealant can be knocked or cut by trades finishing off. A bead disturbed before it has cured may never seal properly and it shows once the home is in use.

It’s worth asking for a quote if you see:

  • Internal frame sealant that has split
  • Cracks appearing as a new home settles
  • Skirting joints opening in the first winter
  • New-build shower sealant that has already split

Around Glasgow, as everywhere, new build mastic is only as good as the preparation behind it.

Choosing a sealant specialist

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Cracked trays, tiles or worktops
  • Plumbing faults behind the sealant
  • Your warranty claim itself, which is between you and the builder

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Show homes
  • Kitchens
  • Bathrooms & en suites
  • Plot handovers
  • Skirting & floors
  • Windows & doors

Windows and doors

On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.

Show homes

In a show home, the sealant is on display. Every bead is neat and coloured to suit the room.

What happens on the day

At the end, we look at the finished work together and explain the cure time. The visit itself usually takes a few hours in a single home, depending on how much there is to do. Inside a flat in Glasgow, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Move anything stored near the joints
  • Keep pets and children clear of the area while we work

Questions from Glasgow

Can you help a landlord with a rental near Anderston station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Is new build mastic in Glasgow guaranteed?

All our work, in Glasgow and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is it worth resealing while the house is still settling?

If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.

Do you cover Glasgow?

Yes. We work in Glasgow. To book, email us at info@mrmastic.co.uk.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will you just run a new bead over the existing one?

No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before we start.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

What affects the quote in Glasgow

Some jobs are bigger than they look, and some smaller. The main factors:

  • The size of the job
  • Working hours on commercial sites
  • How many areas need sealing
  • Any mould that needs treating

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • Photos by email, if that is easy
  • The rough size of the job

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.
