Window mastic for homes and businesses in Glasgow
Whether it’s one leaking patio door or every frame on the house, the work is priced before anything is done. To get one, send an email to info@mrmastic.co.uk with the number of frames and any access details. If you’re dealing with old mastic that has gone black or come away and cracked sealant at the sill ends, we can put it right, whatever the surface.
Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you are in a tenement flat or a house in Glasgow, the joint between frame and wall is what keeps the weather out.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from an hour or two to a full day, depending on how many frames there are. In a city area like Glasgow, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Let us know about earlier repairs to the joints
- On commercial sites, let us know about site rules
- Try not to wet indoor joints just before the visit

How we quote for window mastic
Your quote is based on your job. We look at:
- Working hours on commercial sites
- How easy the joints are to reach
- The size of the job
- Whether old sealant or filler has to be cut out
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Helping us quote
To make quoting easier, please include:
- Whether it’s a home or a business
- Whether it has been sealed before
- The address or postcode of the job
- Any access issues, like height or stairs
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.
Frames and glazing around Glasgow
With historic houses such as Tenement House (about 1 mile north) nearby, there’s older building stock in the area around Glasgow as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Who owns the windows depends on the title deeds.
Tenement House, about 1 mile north, is one of the historic houses in the wider area around Glasgow, and older homes nearby need a sealant that suits their walls. Letting a property close to Anderston station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Why act early in Glasgow
Working on frames from a ladder with a sealant gun isn’t easy, especially upstairs. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What we cannot put right
Before you book, it’s worth knowing the limits:
- A failed sealed unit that has misted up
- Draughts through the window seals rather than the frame
- Soft or decayed wood in the frame
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Aluminium frames
- Patio & French doors
- Timber windows & doors
- Composite doors
- Window sills
- uPVC windows
What we’re called out for in Glasgow
On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and the wood moves with damp as well as heat.
Most people get in touch when they notice one of these:
- A bead that doesn’t match the frame
- Draughty joints inside around the window
- Mastic that has split away from the wall
- Old mastic that has gone black or come away
Managing a site like Our Lady and St Margaret's Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.
Before you book anyone
- Who does the work, and how experienced they are
- Whether the sealant suits the joint
- What insurance they hold
- Which colour the sealant will be

Common questions in Glasgow
I let a flat near Anderston station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you cover Glasgow for window mastic?
Yes, Glasgow is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
How many windows can you do in a day?
The work takes a morning for a couple of windows and a door. Access and the amount of old mastic make the biggest difference.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you have sealant for grey or black windows?
Yes. We can use white, brown, anthracite grey, black or clear, so the joint suits the frame.
Can you seal the gap between the frame and the plaster indoors?
Yes. Draughts often come through the inside gap too, so it can be worth sealing both.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Surface by surface
Composite doors
Front doors take the weather head on. Those corners get the most care.
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.
