Bathroom & kitchen resealing in Woodside, Glasgow
Bath, shower, basin, wet room, worktop and sink resealing in Woodside, with a one-year guarantee on every job. Call for a quick quote.
- A joint torn by a bath that flexes
- Shrunken sealant along the back of a worktop
- Lumpy, uneven sealant from a DIY attempt
Bathroom resealing in Woodside
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, kitchen worktops & upstands and sinks & splashbacks, and common reasons people get in touch are water getting behind the bath panel and smears of silicone across the tiles.
From stone-built tenements to new flats and suburban houses, Woodside is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
You’re covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Woodside questions
Do you take on hotel work around Woodside?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can a failed shower seal in a tenement flat in Woodside leak into the flat below?
It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.
Can new silicone go straight over the old?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Landlords, agents and businesses in Woodside
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Dry worktop joints after washing up
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
- Open a window or run the fan so the room dries
Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
What the job involves on each surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.
When something else is needed
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we do, step by step
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes half a day or less for one room, longer when the kitchen is included for a typical job. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Woodside, it helps to know the floor, the door entry arrangements and the nearest parking.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Preparing for the visit
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit

Woodside homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Woodside has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Homes close to St Vincent Street Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Charing Cross (Glasgow) station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we’re called out for in Woodside
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
These are the problems we are asked about most:
- Leaking joints on a shower screen
- Water getting behind the bath panel
- A messy, uneven bead from a previous reseal
- Cracked, shrunken or lifting silicone
If you look after a building such as College of Piping, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- When the joint can take water or movement
- How long the guarantee is
- What happens if they find a problem under the old sealant
- How the joint is cleaned and prepared
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
