- Black spots spreading through the bead
- Splits where the tray meets the wall
- A reseal done over the top of the old bead
Bathroom resealing for homes and businesses in Mount Florida
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include new sealant laid over old sealant that is now lifting and mouldy sealant that has gone black, across baths, sinks & splashbacks and basins & vanity units.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
Big or small, it’s backed by our one-year guarantee in Mount Florida and across Glasgow.

Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Stick to a soft cloth and a mild cleaner
- Look for lifting corners and small gaps now and then
- Squeegee the walls and tray after use
- Wipe up water along the back of the worktop
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
What happens on the day
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Mount Florida, it helps to know the floor, the door entry arrangements and the nearest parking.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
- Clear items away from the joints we’re working on
Ask for a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. For landlords in Mount Florida, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Questions from Mount Florida
Do you take on hotel work around Mount Florida?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Can you help a landlord with a rental near Mount Florida station?
Yes. We work for letting agents and landlords as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
How long does the new silicone need before I use the shower?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
What should I tell you?
Let us know what needs doing and where, plus photos if you have them. If we need more, we’ll ask.
Bathroom resealing around Mount Florida
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat.
If you let a flat or house near Mount Florida station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Holyrood Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
