- Water escaping at the shower enclosure
Can I do it myself?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Bathroom resealing in Theale, done properly
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We’re often asked to deal with two layers of silicone, both failing and water getting behind the bath panel, on basins & vanity units, baths and shower trays & enclosures.
Around Theale, you will mostly find houses and bungalows, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Bathroom resealing in Theale: local notes
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around Church of the Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Theale C.E. Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Do you need bathroom resealing in Theale?
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
It’s worth asking for a quote if you see:
- Water getting behind the kitchen upstand
- Cracked, shrunken or lifting silicone
- A reseal done over the top of the old bead
- Lumpy, uneven sealant from a DIY attempt
Letting a property close to Theale station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

The process
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a smaller place like Theale, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints
- Keep pets and children clear of the area while we work

Related advice
Different surfaces, different methods
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.
Theale: your questions answered
I let a flat near Theale station. Can you help?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover smaller places like Theale?
Yes. Theale is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
What should I tell you?
A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What affects the quote in Theale
Every job gets its own quote. These are the things that affect it:
- Whether old sealant or filler has to be cut out
- The product the joint needs
- Working hours on commercial sites
- How many areas need sealing
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
What to tell us for a quote
When you call or email, these details help:
- If someone has resealed it before
- The rough size of the job
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
Want a quote for bathroom resealing? Please ring 0345 464 0079 or email us and tell us about the job. We’ll explain what we’d do and give you a clear price before any work starts.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows. Around Theale, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
