Tayport Bathroom Resealing
Bathroom resealing in Tayport from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Two layers of silicone, both failing
- Water getting behind the kitchen upstand
- A bead that has pulled away from the tiles
What sealant work can’t fix
New sealant can’t fix everything, and we will tell you before work begins. It won’t solve:
- Cracked or missing grout between tiles (that’s regrouting)
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

About our bathroom resealing in Tayport
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with water getting behind the bath panel and a messy, uneven bead from a previous reseal, across kitchen worktops & upstands, sinks & splashbacks and wet rooms.
For a place like Tayport, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
Each job carries a 12-month guarantee, whatever its size.

The process
Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Tayport may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

What affects the cost of bathroom resealing
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Whether the work is at height
- How many rooms, windows or areas are involved
- Mould in or behind the old joints
- How much old sealant there is and how hard it is to remove
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Access, such as stairs, a lift or height
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand.
Why it’s worth doing now in Tayport
Sorting it now is quick: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In an older home around Tayport, damp from a failed joint can get into timber and plaster.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Dry worktop joints after washing up
- Use gentle cleaners on the silicone
- Wipe the sealant dry after showering
- Never pick at the silicone with a blade
Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
How the job changes by surface
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
What bathroom resealing looks like in Tayport
Tayport is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you look after a building such as Grove Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Broughty Ferry station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Tayport Old Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
