Bathroom resealing in St Andrews

Bathroom resealing for homes and businesses in St Andrews

Homes in St Andrews have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you have lumpy, uneven sealant from a DIY attempt and failed sealant on the screen profile, we can help.

In and around a place like St Andrews, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job, whatever its size.

Do you need bathroom resealing in St Andrews?

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

Signs it’s time to call us include:

  • Splits where the tray meets the wall
  • Mouldy sealant that has gone black
  • Cracked, shrunken or lifting silicone
  • Lumpy, uneven sealant from a DIY attempt

Schools such as Madras College are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What affects the quote in St Andrews

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Working hours on commercial sites
  • Which sealant suits the joint
  • Mould in or behind the old joints
  • How much there is to do

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • The problem you’ve noticed
  • Where the property is
  • If it’s domestic, commercial or a hotel

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.

How the job changes by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.

Why act early in St Andrews

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. In a place like St Andrews, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What you get with us

What we can’t put right

It helps to know what we cannot do too:

  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that’s regrouting)
  • A leaking waste, trap or valve

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Wet rooms
  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Shower trays & enclosures

Aftercare tips

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Look for lifting corners and small gaps now and then
  • Keep scourers and sharp tools away from the bead
  • Move toiletries away from the joint
  • Run the extractor fan during and after every shower

Give the silicone time to cure before it gets wet, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

FAQs for St Andrews

Do you work for hotels and guest houses in St Andrews?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like St Andrews?

Yes, St Andrews is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Are you insured?

Yes, we are fully insured.

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. Around St Andrews, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

How to prepare

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive

What bathroom resealing looks like in St Andrews

St Andrews is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Failed sealant around a bath or shower is worth sorting between tenancies.
