Bathroom Resealing in Newlands
Bathroom resealing for Newlands and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Sealant that has split, shrunk or peeled away
- A reseal done over the top of the old bead
- Black spots spreading through the bead
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Stick to a soft cloth and a mild cleaner
- Do not let bottles sit on the bead
- Dry the bead with a towel now and then
- Wait for the cure time we give you
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
How we handle bathroom resealing in Newlands
Homes in Newlands have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for water escaping at the shower enclosure and cracked, shrunken or lifting silicone, across sinks & splashbacks, basins & vanity units and wet rooms.
Stone-built tenements are part of every Scottish city, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Newlands as anywhere in the city.

What bathroom resealing looks like in Newlands
There are hotels and other places to stay in and around Newlands. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat.
If you let a flat or house near Langside station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Merrylea Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Hillpark Secondary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Local landmarks in Newlands
Locally, jobs take us to homes and businesses close to Queen's Park, The Sir John Stirling Maxwell pub and Couper Institute and Library, among other places. The closest station to Newlands is Langside station, roughly 0.5 miles north-east of the centre. Well-known places in the area include Haggs Castle (1.5 miles north) and Scottish Football Museum (1.4 miles north-east). Not far away are Cathkin Braes.
Why it’s worth doing now in Newlands
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Newlands, damp can travel a long way before it shows.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What sealant work can’t fix
A few problems are outside what sealant work can do:
- Tiles that have come away from the wall
- Cracks in the tray itself rather than the joint
- Water getting in through the grout rather than the sealant
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

FAQs for Newlands
I’m in a tenement in Newlands. Could worn sealant affect the flat downstairs?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
I let a flat near Langside station. Can you help?
Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you work in Newlands?
Yes. We cover Newlands, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
Does the resealing come with a guarantee?
Yes. Every job carries our one-year guarantee, and we are fully insured.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.

- Working hours on commercial sites
- The size of the job

DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
What else we do in Newlands
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. Parking in city streets around Newlands can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
