Different surfaces, different methods

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Bathroom resealing for homes and businesses in Greendykes

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. Typical jobs include failed sealant on the screen profile and gaps between the worktop and the wall, on basins & vanity units, baths and shower trays & enclosures.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.

Every job is covered by a one-year guarantee.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Movement from a bath with loose feet or no proper support
  • A tray or bath that is cracked through
  • Failed grout lines across the wall

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. The work generally takes around two hours for one bath or shower, longer for a whole bathroom. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Greendykes, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Before we arrive

  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children

Greendykes is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Greendykes. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For landlords with property near Brunstane station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. What we are called out for in Greendykes

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

The problems people usually mention when they call include:

  • Two layers of silicone, both failing
  • Failed sealant on the screen profile
  • A messy, uneven bead from a previous reseal
  • Mouldy sealant that has gone black

If you live in an older home near Robin Chapel, older homes can move a little, which is hard on rigid grout and tired sealant.

Your questions about bathroom resealing in Greendykes

Could a leaking bath seal in my Greendykes flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work in hotels near Greendykes?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

How do I get a quote for bathroom resealing in Greendykes?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Where do you work from?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Can you do several jobs on one visit?

Yes. Just list everything you need and you’ll get one quote.
