How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Keep an eye on the corners, where splits start
  • Never pick at the silicone with a blade
  • Wipe the sealant dry after showering
  • Keep bottles off the sealant line

Wipe up standing water along the worktop joint. A dry joint lasts longer.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and we’ll send you a clear quote before any work starts. We work on basins & vanity units, baths and wet rooms, and people most often call us about water getting behind the bath panel and failed sealant on the screen profile.

From stone-built tenements to new flats and suburban houses, Gracemount is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

All of our work is guaranteed for twelve months.

For landlords and businesses

Common problems we fix in Gracemount

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

The most common problems we see are:

  • A joint torn by a bath that flexes
  • Water getting behind the bath panel
  • Cracked, shrunken or lifting silicone
  • Water getting behind the kitchen upstand

If you look after a building such as Gracemount High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before booking

Questions from Gracemount

Can you help a landlord with a rental near Shawfair station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can you do bathroom resealing in Gracemount?

Yes. Our work covers the whole of Scotland, and Gracemount is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can new silicone go straight over the old?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Wind-driven rain gets into any failed joint on the outside of a city building, and in Gracemount, damp can spread through stone and plaster before anyone sees it.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Bathrooms and kitchens in Gracemount

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Shawfair station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a morning or an afternoon for most single baths and showers. In a city area like Gracemount, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.

  1. We start by protecting the area and stripping out the old bead.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
