Bathroom resealing in Forfar, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. If you are dealing with two layers of silicone, both failing and sealant that has split, shrunk or peeled away, we can put it right.

In a town like Forfar, stone-built older streets usually sit alongside harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.

All of our work is guaranteed for twelve months, in Forfar and everywhere else we cover.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Common problems we fix in Forfar

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Common reasons people contact us include:

  • Sealant that has split, shrunk or peeled away
  • A reseal done over the top of the old bead
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black

Schools such as Forfar Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before you book

  • How much experience the applicator has
  • Which sealant they’ll use, and why
  • Whether VAT is included
  • How the joint is cleaned and prepared

Our hiring checklist

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Stick to a soft cloth and a mild cleaner
  • Wipe up water along the back of the worktop
  • Avoid abrasive pads on the sealant
  • Open a window or run the fan so the room dries

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just email us at info@mrmastic.co.uk.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

FAQs for Forfar

Can you do bathroom resealing in Forfar?

Yes, Forfar is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

What guarantee comes with bathroom resealing in Forfar?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a couple of hours for a single bath or shower, including the tidy-up. For a job in Forfar, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on
  • Tell us about any water getting in

Why act early in Forfar

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Private landlords in a town like Forfar must keep homes wind and watertight under the Repairing Standard. Replacing failed sealant early is simpler than dealing with a complaint.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Why Forfar customers choose us

  • Experience in homes, commercial sites and hotels
  • ARBOMaster approved applicator
  • Any old sealant cut out fully, not covered over
  • Fully insured

Bathrooms and kitchens in Forfar

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Forfar Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
