Our bathroom resealing service in Angus

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Typical jobs include lumpy, uneven sealant from a DIY attempt and a reseal done over the top of the old bead, across shower trays & enclosures, basins & vanity units and baths.

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Landmarks near Arbroath

Typical jobs here are in homes near Arbroath High School, Knox's Church and The Corn Exchange pub, among other places. There’s a railway station in Arbroath itself: Arbroath station. Other landmarks nearby include Arbroath Signal Tower Museum (0.6 miles south) and Arbroath Infirmary (0.6 miles south).

Bathroom resealing across Angus: local notes

Our bathroom resealing work across Angus covers homes, rentals and businesses, from Arbroath, Forfar and Carnoustie to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including Angus. Parts of Angus are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.

Arbroath: Schools such as Arbroath High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Knox's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Quotes for bathroom resealing in Angus

The quote reflects the job in front of us. We take into account:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • How many areas need sealing

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • Where the property is
  • What’s wrong with the joints now
  • The type of property

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

Signs you need bathroom resealing

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

Common reasons people contact us include:

  • A bead that has pulled away from the tiles
  • Water getting behind the bath panel
  • Gaps where the bath or tray has moved
  • Gaps between the worktop and the wall

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Check the joints every few months for splits or lifting
  • Open a window or run the fan so the room dries
  • Never pick at the silicone with a blade

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something does not look right, just drop us a line at info@mrmastic.co.uk.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
