Bathroom Resealing in Airdrie
Our applicators work in Airdrie on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Shrunken sealant along the back of a worktop
- Sealant that has split, shrunk or peeled away
- Smears of silicone across the tiles
How we handle bathroom resealing in Airdrie
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on sinks & splashbacks, basins & vanity units and baths, and common reasons people get in touch are new sealant laid over old sealant that is now lifting and lumpy, uneven sealant from a DIY attempt.
Scottish water is generally soft, so homes in a town like Airdrie see less limescale than many parts of England. But mould still finds its way into sealant and grout wherever a room stays damp.
Our work is backed for twelve months, in Airdrie and everywhere else we cover.

What affects the cost of bathroom resealing
Your quote is based on your job. We take into account:
- The number of rooms or windows
- The type of sealant required
- When we can work, for business premises
- Whether the work is at height
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Where the job is, and your postcode
- A few pictures by email, if you can
- The rough size of the job
- What’s wrong with the joints now
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved and give you a clear price.
What sealant work cannot fix
We’ll always be straight with you, so here’s what sealant can’t fix:
- Cracked or missing grout between tiles (that’s regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray or bath that’s cracked through
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Shower trays & enclosures
- Sinks & splashbacks
- Kitchen worktops & upstands
- Baths
- Basins & vanity units
- Wet rooms
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Leave it or put it right?
The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. For landlords in Airdrie, damp and leaks can fall under the Repairing Standard. Sorting failed joints early is easier than dealing with a tenant’s complaint.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Your questions about bathroom resealing in Airdrie
Is there a guarantee on bathroom resealing in Airdrie?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you work for landlords with property near Airdrie station?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Can you reseal around my kitchen sink and worktop?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
How long does a bath or shower reseal take?
It takes a couple of hours for a single bath or shower. You will know how long to expect before work begins.
Do you come to Airdrie?

Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Signs you need bathroom resealing in Airdrie
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Look out for any of the following:
- Water getting behind the kitchen upstand
- New sealant laid over old sealant that is now lifting
- Gaps where the bath or tray has moved
- Mouldy sealant that has gone black
Managing a site like Airdrie Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What your quote should include
- Whether all the old sealant comes out first
- How much experience the applicator has
- What insurance they hold
- Whether VAT is included

Baths
Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
What bathroom resealing looks like in Airdrie
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
For an older house near a landmark such as Baptist Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Airdrie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

The process
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. A visit in Airdrie needs three things planned: access, parking and where the work is. Outdoor jobs need a dry day, so they can move if the weather turns.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area
- For business premises, tell us about site rules or sign-in
