East Kilbride Bathroom Resealing
Professional bathroom resealing in and around East Kilbride, with old sealant always removed completely and a 12-month guarantee.
- A bead that has pulled away from the tiles
- Failed sealant on the screen profile
- A reseal done over the top of the old bead
What we are called out for in East Kilbride
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
The most common problems we see are:
- Two layers of silicone, both failing
- Cracked, shrunken or lifting silicone
- A messy, uneven bead from a previous reseal
- Damp behind the bath or under the tray
Managing a site like Duncanrig Secondary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Bathroom resealing for homes and businesses in East Kilbride
Homes in East Kilbride have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on basins & vanity units, wet rooms and sinks & splashbacks, and common reasons people get in touch are leaking joints on a shower screen and smears of silicone across the tiles.
Around East Kilbride, we see everything from older flats to family homes on newer estates. The jobs are much the same in all of them: mouldy beads, gaps where a bath has moved and grout that is cracked or stained.
We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

Your questions about bathroom resealing in East Kilbride
Is bathroom resealing in East Kilbride guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you cover East Kilbride for bathroom resealing?
Yes. We work across all of Scotland, and East Kilbride is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover East Kilbride.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
What should I tell you?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Avoid abrasive pads on the sealant
- Give the silicone its full cure time
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
How it works
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job. A visit in East Kilbride needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Before we arrive
- Mention any parking rules near the property
- Tell us about any water getting in
- Keep pets and children clear of the area while we work
How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Bathroom resealing around East Kilbride
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Rented homes near East Kilbride station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

When it is not the sealant

- A tray that rocks until it’s re-bedded

- A leaking waste, trap or valve

Why act early in East Kilbride
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In East Kilbride, wind and rain soon get through failed outside joints. Inside, a failed seal around a bath or shower lets water into floors and ceilings.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
