Window mastic near Reading

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Window mastic for homes and businesses in Reading

Over two decades of sealing frames has taught us which products suit which walls. We’re ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Typical jobs include rain getting in at the frame or under the sill and cracked sealant at the sill ends, across uPVC windows, patio & French doors and timber windows & doors.

Town-centre flats, shops and offices in Reading have long runs of frames and glazing. Failed joints up there let in water that can go unnoticed for a while.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Different surfaces, different methods

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it without cracking.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes anything from an hour or two to a full day, depending on how many frames there are. In central Reading, parking can be tight, so tell us about driveways, permits or nearby car parks. Let us know about stairs, lifts or shared entrances too.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

What we are called out for in Reading

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

People generally contact us after spotting something like this:

  • Draughty joints inside around the window
  • Cold air getting in at the frame edge
  • Mastic that has split away from the wall
  • Black, perished sealant on frames

Letting a property close to Reading West station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Frames and glazing around Reading

With historic houses such as Mapledurham House (about 3.6 miles north-west) nearby, there’s older building stock in the area around Reading as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Managing a site like Coley Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near All Nations Christian Centre, the joint between an old wall and a newer frame is usually the first place rain gets in.

Reading: your questions answered

What guarantee comes with window mastic in Reading?

All our work, in Reading and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Do you work for landlords with property near Reading West station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or email us with the details for a clear quote.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Where are you based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How long will my window job take?

A few frames take a few hours, while a whole house takes longer. You will get a timescale with the quote.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Clear any debris from frame drain holes
  • Air rooms to keep condensation down around windows
  • Keep timber frames painted
  • Wash the frames with mild soapy water

A yearly look round the frames is enough. Small splits are simple to catch before they leak, and if anything looks wrong, just phone 0345 464 0079 or drop us an email.

Leaks normally show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

What we can’t put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Draughts through the window seals rather than the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp problems in the wall away from the window

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.
