Bathroom Resealing in Writtle

Problem with your baths, showers and worktops in Writtle? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

  • Cracked, shrunken or lifting silicone
  • Gaps where the bath or tray has moved
  • Black mould in the silicone that won’t clean off

Bathroom resealing for Writtle homes and businesses

What happens if it’s left?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Homes in smaller places like Writtle can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Why us?

Bathroom resealing in Writtle

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Writtle. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Typical jobs include damp behind the bath or under the tray and water getting behind the kitchen upstand, across baths, shower trays & enclosures and kitchen worktops & upstands.

Smaller places like Writtle still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

You are covered for a year from the day we finish. If anything is not right with it, phone 0345 464 0079 or email us.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall
  • A leaking waste, trap or valve

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly.

For landlords and businesses

We also work for property managers and facilities teams in Writtle and across Essex. We can quote a run of properties together, and we are fully insured for the work.

What bathroom resealing looks like in Writtle

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Chelmsford station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Writtle Infant School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Writtle is about 3 miles west of Chelmsford, in Essex. Writtle gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Our area takes in 644 places across Essex, from the larger towns to small villages.

Work in CM1 is quoted and booked the same way as anywhere else. If you need bathroom resealing at a property on Millfields, Well Field and Little Meadow or anywhere close by, our applicators can take on the job. Neighbouring places we cover for bathroom resealing include Widford (2 miles south-east), Moulsham (2 miles east), Chignall St James (2 miles north), Patching (2 miles north-east) and Chelmsford (3 miles east). We also work in nearby towns such as Basildon (11 miles south), Braintree (12 miles north-east), Harlow (13 miles west), Brentwood (9 miles south-west), Maldon (11 miles east) and Billericay (7 miles south).

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. For a job in Writtle, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Stick to a soft cloth and a mild cleaner
  • Look for lifting corners and small gaps now and then
  • Run the extractor fan during and after every shower
  • Move toiletries away from the joint

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Common questions in Writtle

Do you cover smaller places like Writtle?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Writtle for bathroom resealing?

Yes. We work across London and the South East, and Writtle is part of that. You can ring 0345 464 0079 or drop us an email and let us know what needs doing.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • Which sealant suits the joint
  • Whether there’s mould to deal with

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

To make quoting easier, let us know:

  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email

Asking for a quote is easy: tell us what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.
