Bathroom resealing around West End

West End is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around West End. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

For an older house near a landmark such as St Peter's Mccheyne Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Harris Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Dundee station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

West End is about 1 mile south-west of Dundee, in Dundee. Across the DD2 area, our applicators can take on bathroom resealing. West End is one of 50 places in Dundee we cover.

Bathroom resealing for homes and businesses in West End

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across West End. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on wet rooms, kitchen worktops & upstands and baths, and people most often call us about two layers of silicone, both failing and water getting behind the bath panel.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

  • Loose or hollow tiles, or failed tanking behind them
  • A leaking waste, trap or valve

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Questions from West End

Do you work for landlords with property near Dundee station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Could a leaking bath seal in my West End flat reach the neighbours below?

It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. Replacing tired sealant early is the simplest way to avoid that.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Is the work guaranteed?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

For landlords and businesses

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured for the work.

We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Aftercare tips

Looking after new joints is easy:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep scourers and sharp tools away from the bead
  • Move toiletries away from the joint
  • Don’t leave water standing on kitchen joints

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. A dry joint lasts longer.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

How the job changes by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line doesn’t stand out.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In West End, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Mention any parking rules near the property
  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in

What happens if it’s left?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is generally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us. Wind-driven rain gets into any failed joint on the outside of a city building, and in West End, damp can spread through stone and plaster before anyone sees it.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.
