Bathroom resealing in Three Bridges

How we handle bathroom resealing in Three Bridges

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on wet rooms, basins & vanity units and baths, and people most often call us about black mould in the silicone that won’t clean off and smears of silicone across the tiles.

Homes around Three Bridges range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

There’s a 12-month guarantee on every job, large or small.

Bathroom resealing around Three Bridges

There are hotels and other places to stay in and around Three Bridges. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Pound Hill Junior School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near St Barnabas', walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Three Bridges station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Around Three Bridges, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Looking after it afterwards

After the cure time, these simple habits help:

  • Let new sealant cure fully before it gets wet
  • Stick to a soft cloth and a mild cleaner
  • Squeegee the walls and tray after use
  • Open a window or run the fan so the room dries

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a smaller place like Three Bridges, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Mention any tricky access
  • Clear items away from the joints we are working on
  • Mention if the joints have been sealed before

Three Bridges: your questions answered

Do you work for hotels and guest houses in Three Bridges?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Is Three Bridges within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Can mouldy silicone be sorted out?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

Where we work in Three Bridges

  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures

Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Quotes for bathroom resealing in Three Bridges

Every job gets its own quote. These are the things that affect it:

  • Access and height
  • Working hours on commercial sites
  • The product the joint needs
  • How many areas need sealing

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

To make quoting easier, let us know:

  • Roughly how big the job is
  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
