Bathroom resealing in Rayleigh

How we handle bathroom resealing in Rayleigh

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have a messy, uneven bead from a previous reseal and water getting behind the bath panel, we can help, on baths, kitchen worktops & upstands and sinks & splashbacks alike.

Rayleigh mixes older houses with estates built more recently, and bathrooms range from decades-old suites to brand-new ones. Either way, the sealant and grout are normally the first things to fail.

All of our work is guaranteed for twelve months.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bathroom resealing in Rayleigh: local notes

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

If you live in an older home near Church of Holy Trinity, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Rayleigh station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Why deal with it now?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Around Rayleigh, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Left alone, that means rot, damp and a bigger repair.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A tray that rocks until it’s re-bedded
  • Water getting in through the grout rather than the sealant
  • A tray or bath that is cracked through

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures

How it works

At the end, we look at the finished work together. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job. Parking in a town like Rayleigh is normally straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

How to prepare

  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Common problems we fix in Rayleigh

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Any of these means the joints need attention:

  • Water getting behind the bath panel
  • Lumpy, uneven sealant from a DIY attempt
  • Cracked, shrunken or lifting silicone
  • Gaps between the worktop and the wall

If you look after a building such as Glebe Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Before you book anyone

  • How long to leave it before use
  • How the surfaces are prepared before sealing
  • Whether the sealant suits the joint
  • Whether they’re fully insured
