Bathroom resealing in Musselburgh, done properly
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you are dealing with black mould in the silicone that won’t clean off and water escaping at the shower enclosure, we can help.
With generally soft Scottish Water supplies, limescale is less of an issue in Musselburgh than in hard-water areas. But mould still finds its way into sealant and grout wherever a room stays damp.
Big or small, it’s backed by our one-year guarantee in Musselburgh and across East Lothian.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Avoid abrasive pads on the sealant
- Squeegee the walls and tray after use
- Let new sealant cure fully before it gets wet
- Keep an eye on the corners, where splits start
In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
How the visit works
You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a morning or an afternoon for most single baths and showers for a typical job. A visit in Musselburgh needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Before we arrive
- Clear the area around the work
- Mention any parking rules near the property
- Let us know about earlier repairs to the joints

DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.
What happens if it’s left?
The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. In Musselburgh, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Signs you need bathroom resealing in Musselburgh
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
The problems people generally mention when they call include:
- Leaking joints on a shower screen
- Water getting behind the bath panel
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
Schools such as Loretto School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
What your quote should include
- Is VAT in the price?
- How the surfaces are prepared before sealing
- Who does the work, and how experienced they are
- Whether they’re fully insured
When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Loose or hollow tiles, or failed tanking behind them
- A tray that rocks until it’s re-bedded
- A tray or bath that’s cracked through
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
