Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Bathroom resealing for homes and businesses in Horley
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Horley. We are ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on shower trays & enclosures, wet rooms and baths, and the jobs we see most are black spots spreading through the bead and water escaping at the shower enclosure.
In a town like Horley, older streets sit alongside newer estates, and bathrooms range from decades-old suites to brand-new ones. Either way, the sealant and grout are usually the first things to fail.
All our work is covered by our 12-month guarantee, wherever you are in Surrey.

Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Landlords and agents in Horley can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:
- Cracked or missing grout between tiles (that is regrouting)
- Tiles that have come away from the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.
What we seal

When to call us in Horley
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Common reasons people contact us include:
- A joint torn by a bath that flexes
- A bead that has pulled away from the tiles
- Shrunken sealant along the back of a worktop
- Water getting behind the bath panel
Letting a property close to Horley station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions from Horley
Do you work for landlords with property near Horley station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.
Do you work in hotels near Horley?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Will there be a smell?
It depends on the product. Some smell for a while, some hardly at all.
Do you cover Horley?
Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes Horley.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
How long will the resealing take?
Allow a couple of hours for a single bath or shower. You’ll know how long to expect before any work starts.
Is it OK to put new sealant on top of the old bead?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Horley homes and their sealant
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Horley. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Homes close to St Wilfrid's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Horley Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

The process
We bring everything the job needs with us. After a quick look at the joints together, we protect the area and start. It normally takes a couple of hours for a single bath or shower. A visit in Horley needs access to the work and a place to park close by. If the job is outside, mention gates, side access and anything above ground floor.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Preparing for the visit
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- Tell us about access, such as stairs, a lift or high-level joints

What happens if it’s left?
The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Around Horley, failed sealant lets water into hidden places, like the floor under a bath, the back of a panel or the inside of a wall. Left alone, that means rot, damp and a bigger repair.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Surface by surface
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
