Trusted bathroom resealing in Dunfermline

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.

About our bathroom resealing in Dunfermline

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include smears of silicone across the tiles and mouldy sealant that has gone black, across sinks & splashbacks, basins & vanity units and shower trays & enclosures.

In a town like Dunfermline, stone-built older streets generally sit alongside harled houses and newer estates. Bathrooms and kitchens across all of them need their sealant and grout renewing from time to time.

Every job comes with a 12-month guarantee, wherever you are in Fife.

FAQs for Dunfermline

Is Dunfermline in your area for bathroom resealing?

Yes, Dunfermline is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

I let a flat near Dunfermline City station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses.

Can mouldy silicone be sorted out?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Are you insured?

Yes. Full insurance covers our work.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Why deal with it now?

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Scottish weather finds any gap, and in a town like Dunfermline, failed outside joints soon let damp into walls. Inside, a failed seal around a bath or shower lets water into floors and ceilings.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop.

How we quote for bathroom resealing

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • Mould in or behind the old joints
  • When we can work, for business premises
  • The number of rooms or windows

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • How we’d reach the joints
  • If someone has resealed it before

Want a quote for bathroom resealing? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for a single bath or shower. For a job in Dunfermline, tell us where the work is, how to get in and where to park. Outside work depends on the weather, as sealant needs a dry surface.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before

Common problems we fix in Dunfermline

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

The most common problems we see are:

  • Gaps where the bath or tray has moved
  • Lumpy, uneven sealant from a DIY attempt
  • Cracked, shrunken or lifting silicone
  • Leaking joints on a shower screen

Homes close to St Leonard's Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • Is VAT in the price?
  • When the joint can take water or movement
  • Are they insured?
  • How the joint is cleaned and prepared
