What sealant work cannot fix
It helps to know what we cannot do:
- Failed grout lines across the wall
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint

What bathroom resealing looks like in Dibden Purlieu
Dibden Purlieu is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to St. Andrew's Church and Centre include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Wildground Infant School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common questions in Dibden Purlieu
Is Dibden Purlieu within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Southampton Town Quay station?
Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit.
Do you reseal kitchen worktops and sinks too?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Do you have insurance?
Yes. We’re fully insured.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included from start to finish. For a job in Dibden Purlieu, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any parking rules near the property

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How to look after the new joints
To keep the joints looking good and working properly:
- Avoid abrasive pads on the sealant
- Give the silicone its full cure time
- Dry worktop joints after washing up
- Keep an eye on the corners, where splits start
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it. Catching it early keeps it a simple reseal.
What affects the quote in Dibden Purlieu
We quote each job individually. This is what makes a difference:
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
- Access and height
- Working hours on commercial sites
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
To help us quote quickly, let us know:
- Pictures of the joints, sent by email
- If someone has resealed it before
- How we’d reach the joints
- If it’s domestic, commercial or a hotel

Different surfaces, different methods
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
When to call us in Dibden Purlieu
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
If you can see any of these, it’s time to have the joints looked at:
- Shrunken sealant along the back of a worktop
- Splits where the tray meets the wall
- Sealant that has split, shrunk or peeled away
- Two layers of silicone, both failing
If you let a flat or house near Southampton Town Quay station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
What your quote should include
- When the joint can take water or movement
- What insurance they hold
- Whether they seal over old material or remove it
- The length of the guarantee
