Bathroom resealing in Dean Village, done properly
A bead that has gone black, split or come away is worth sorting before it lets water through. Just send an email to info@mrmastic.co.uk with a photo of the joints, and we’ll send you a clear quote for bathroom resealing in Dean Village. If you’re dealing with a reseal done over the top of the old bead and a messy, uneven bead from a previous reseal, we can help, whatever the surface.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods
Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Common problems we fix in Dean Village
Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
The problems people usually mention when they call include:
- A reseal done over the top of the old bead
- Water escaping at the shower enclosure
- A joint torn by a bath that flexes
- Lumpy, uneven sealant from a DIY attempt
If you live in an older home near Holy Trinity Episcopal Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What bathroom resealing looks like in Dean Village
Dean Village is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
For site and facilities teams at buildings such as St Mary's Music School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Haymarket station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we can’t put right
Sealant isn’t the answer to every problem, and we will tell you before work begins. Sealant will not put right:
- Tiles that have come away from the wall
- Failed grout lines across the wall
- A tray or bath that’s cracked through
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Baths

- Basins & vanity units
For landlords and businesses
We also work for property managers and facilities teams. Several sites can be quoted together.
Letting agents and landlords in Dean Village can book us as well as householders. Resealing between tenancies keeps a property looking cared for.
Why deal with it now?
The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why us?
- Arbo and Everbuild products
- Full insurance on every job
- Old sealant always removed completely
- ARBOMaster approved applicator

What we do, step by step
The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. In a city area like Dean Village, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- Mention any parking rules near the property
How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Advice
Dean Village questions
Can you help a landlord with a rental near Haymarket station?
Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Do you take on hotel work around Dean Village?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
How long does a bath or shower reseal take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Do you remove the old sealant?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Is white the only colour available?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
