Bathroom resealing in Bearsden
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you’re dealing with water escaping at the shower enclosure and mouldy sealant that has gone black, we can put it right, whatever the surface.
Scottish towns like Bearsden tend to mix older stone-built streets, harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.
All of our work is guaranteed for twelve months, in Bearsden and everywhere else we cover.

Bathroom resealing around Bearsden
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
If you let a flat or house near Bearsden station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Bearsden Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Squeegee the walls and tray after use
- Move toiletries away from the joint
- Don’t leave water standing on kitchen joints
- Give the silicone its full cure time
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Your questions about bathroom resealing in Bearsden
What guarantee comes with bathroom resealing in Bearsden?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
I let a flat near Bearsden station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Where are you based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
When can I use the bath or shower again?
Normally after around 24 hours. We will tell you the cure time for the product we used.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
How it works
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. It normally takes two to three hours for a typical bath, depending on how much old sealant there is. In a Scottish town like Bearsden, parking is usually straightforward, though older centres can be tighter. If you’re in a flat with a shared stair or a door entry system, let us know when you book.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Before we arrive
- Mention any parking rules near the property
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises

Advice
What the job involves on each surface
Basins & vanity units
Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
When something else is needed
We’ll always be straight with you, so here’s what sealant can’t fix:
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
- Water coming from the plumbing rather than the joint
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.
