Bathroom resealing in South Ayrshire: how it works
Across South Ayrshire, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, sinks & splashbacks and baths, and the jobs we see most are a joint torn by a bath that flexes and water getting behind the kitchen upstand.
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take a morning or an afternoon for most single baths and showers.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Near you in Ayr
Typical jobs here are in homes near Railway Tavern, Wellington School and St Andrews Church and the streets around them. Ayr has its own railway station: Ayr station. A little further out are Tam Oshanter Museum (0.5 miles north-west) and Seafield Children's Hospital (0.9 miles south-west). Open spaces near Ayr include Carcluie Loch.
Where we work in South Ayrshire
In South Ayrshire, bathroom resealing takes in flats, houses, rentals and businesses, in Ayr, Troon and Prestwick and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Scottish weather is hard on outside joints, especially in the wetter west. That shapes the choice of sealant for jobs across South Ayrshire. Parts of South Ayrshire are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Ayr: If you let a flat or house near Ayr station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Belmont Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out.
Questions to ask before booking
- What insurance they hold
- Who does the work, and how experienced they are
- What happens if they find a problem under the old sealant
- Whether they seal over old material or remove it
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Signs you need bathroom resealing
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
The most common problems we see are:
- Leaking joints on a shower screen
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
- Leaks into the floor or ceiling below
What affects the cost of bathroom resealing
Call for a quick quote. What matters most is:
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
- How many rooms, windows or areas are involved
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The type of property
- The problem you’ve noticed
- A few pictures by email, if you can
- How we’d reach the joints
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will talk you through the work before giving you a price.
Surface by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Questions from South Ayrshire
Are you insured?
Yes. We are fully insured, and we can confirm the details when we quote.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Do you work for landlords and businesses?
Yes, often. Several properties can be quoted together.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
