Bathroom resealing in the Shetland Islands: how it works
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on shower trays & enclosures, baths and sinks & splashbacks, and common reasons people get in touch are failed sealant on the screen profile and shrunken sealant along the back of a worktop.
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.

What’s near Lerwick
In Lerwick, that means homes and buildings near St Margaret's Roman Catholic Church, Grand Hotel and Anderson High School. Nearby you will also find Gilbert Bain Hospital (within half a mile south) and Shetland Museum (less than half a mile north-east). The countryside around Lerwick includes Setter Hill and Clickimin Loch.
Bathrooms and kitchens across the Shetland Islands
Across the Shetland Islands, from Lerwick, Sound and Scalloway outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across the Shetland Islands. The Shetland Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are usually the first to need attention.
Lerwick: Schools such as Anderson High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Homes close to St Margaret's Roman Catholic Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Dry worktop joints after washing up
- Do not let bottles sit on the bead
- Clean with a mild bathroom cleaner and a soft cloth
- Avoid abrasive pads on the sealant
Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What we’re called out for in the Shetland Islands
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Any of these means the joints need attention:
- Sealant that has split, shrunk or peeled away
- Leaks into the floor or ceiling below
- Lumpy, uneven sealant from a DIY attempt
- Water getting behind the kitchen upstand
Landlords, agents and businesses in the Shetland Islands
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Why act early?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
What your quote should include
- What guarantee comes with the work
- Is VAT in the price?
- How much experience the applicator has
- Which sealant they’ll use, and why
The Shetland Islands questions
Where is Mr Mastic based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
How long before the new sealant can get wet?
After around 24 hours in most cases. You’ll get the exact cure time before we leave.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Do you come to the Shetland Islands?
We do. The Shetland Islands is part of the area we cover, and the service is the same as everywhere else.
What does bathroom resealing cost?
It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
