Mastic and sealant work in Scottish Borders

Bathroom resealing across the Scottish Borders: what to expect

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just send an email to info@mrmastic.co.uk with a photo of the joints, and you’ll get a clear quote for bathroom resealing in the Scottish Borders. We’re often asked to deal with failed sealant on the screen profile and cracked, shrunken or lifting silicone, across sinks & splashbacks, basins & vanity units and shower trays & enclosures.

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job normally takes a morning or an afternoon for most single baths and showers, and we tell you how long to leave it before we go.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How we quote

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear price before any work starts.

Why book with us

  • White, clear, grey or coloured to suit, where the product allows
  • ARBOMaster approved applicator
  • Anti-fungal silicone where joints get wet
  • Any old sealant cut out fully, not covered over

How to get a quote

We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job.

Near you in Galashiels

Around Galashiels, our work takes us to homes and buildings near Galashiels, Public House and Galashiels Academy and the streets around them. Galashiels has its own railway station: Galashiels station. A little further out are Borders General Hospital (2.7 miles south-east) and Castle Holydean (4.4 miles south-east). For a walk, there’s Eildon Mid Hill.

Where we work in the Scottish Borders

Across the Scottish Borders, from Galashiels, Hawick and Peebles outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

We work across all of Scotland, from the cities to the islands, and the Scottish Borders is part of that. Longer journeys are planned in advance, and outdoor work around the weather. Coastal guest houses and holiday lets in the Scottish Borders can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Galashiels: For site and facilities teams at buildings such as Galashiels Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Galashiels station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

For landlords and businesses

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

If you manage several properties in or around the Scottish Borders, several properties can be quoted together. Just tell us the addresses and what each one needs.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Move toiletries away from the joint
  • Wait for the cure time we give you
  • Open a window or run the fan so the room dries
  • Avoid abrasive pads on the sealant

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

What your quote should include

  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?
  • How hidden problems are handled
  • What the quote includes, VAT included or not

Honest limits

It helps to know what we cannot do too:

  • Cracked or missing grout between tiles (that is regrouting)
  • A leaking waste, trap or valve
  • A tray or bath that’s cracked through

Quotes for bathroom resealing in the Scottish Borders

Jobs vary more than people expect. The main factors:

  • The number and length of the joints
  • Mould in or behind the old joints
  • When we can work, for business premises
  • The number of rooms or windows

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • The problem you’ve noticed
  • The rough size of the job

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Your questions about bathroom resealing in the Scottish Borders

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

How do I get a quote for bathroom resealing in the Scottish Borders?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we are fully insured.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Ventilation helps.
