Bathroom resealing in the Orkney Islands: how it works

Across the Orkney Islands, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on wet rooms, baths and shower trays & enclosures, and people most often call us about sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal.

There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a couple of hours for a single bath or shower for a typical job.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, usually around 24 hours.

Around Kirkwall

Around Kirkwall, our work takes us to homes and buildings near Orkney Library and Archive, Kirkwall Grammar School and Paterson Church, among other places. Other landmarks nearby include Balfour Hospital (0.5 miles south-west) and Bishop's Palace (within half a mile south-west). Not far away are Gallow Ha' and Loomi Shun.

Bathroom resealing across the Orkney Islands: local notes

Our bathroom resealing work across the Orkney Islands covers homes, rentals and businesses, in Kirkwall, Stromness and Finstown and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Our work covers the whole of Scotland, the Orkney Islands included. Longer journeys are planned in advance, and outdoor work around the weather. The Orkney Islands includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.

Kirkwall: Managing a site like Kirkwall Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to Paterson Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Honest limits

It helps to know what we can’t do too:

  • Cracked or missing grout between tiles (that is regrouting)
  • A bath or tray that moves because it isn’t properly supported
  • Damage behind the tiles that needs a tiler

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Use gentle cleaners on the silicone
  • Don’t let bottles sit on the bead
  • Run the extractor fan during and after every shower
  • Avoid abrasive pads on the sealant

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What happens if it’s left?

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you.

Questions to ask before booking

  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it
  • What preparation is included
  • Is VAT in the price?

What affects the quote in the Orkney Islands

We do not publish a price list. The quote depends on:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • How many areas need sealing
  • When we can work, for business premises

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The type of property
  • The problem you’ve noticed
  • The rough size of the job
  • The address or postcode of the job

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
