Our bathroom resealing service in Moray
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, shower trays & enclosures and baths, and common reasons people get in touch are a messy, uneven bead from a previous reseal and new sealant laid over old sealant that is now lifting.
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a morning or an afternoon for most single baths and showers from start to finish.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Pricing in Moray
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Around Elgin
We work in homes and buildings around The Muckle Cross pub, Cooper Park and St Columba's Church of Scotland, among other places. Elgin has its own railway station: Elgin station. Nearby you will also find Dr Gray's Hospital (0.6 miles west) and St Giles Centre (within half a mile north-west). Green spaces nearby include Loch Spynie.
Bathroom resealing across Moray: local notes
Moray has homes of every age, old and new, and in places like Elgin, Buckie and Forres there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. Moray is part of the area we cover across Scotland. In the coastal parts of Moray, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Elgin: If you live in an older home near St Columba's Church of Scotland, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Elgin station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
How the job changes by surface
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
- Whether the work is at height
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- What’s wrong with the joints now
- The type of property
- If someone has resealed it before
- Any access issues, like height or stairs
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Check the joints every few months for splits or lifting
- Squeegee the walls and tray after use
- Wait for the cure time we give you
- Keep the fan on for a while after bathing
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Work for landlords, hotels and businesses
If you manage several properties in or around Moray, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Why act early?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect.

FAQs for Moray
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
I’m a tenant. Can you help?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What sealant do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
