Mastic and sealant work in Midlothian

Our bathroom resealing service in Midlothian

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include failed sealant on the screen profile and a messy, uneven bead from a previous reseal, on kitchen worktops & upstands, shower trays & enclosures and baths.

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

What you’ll pay

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Why book with us

  • White, clear, grey or coloured to suit, where the product allows
  • A 12-month guarantee on all work
  • We never seal over old sealant
  • Sealant colour chosen to suit

Getting a quote

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

Local landmarks in Bonnyrigg

Locally, jobs take us to homes and businesses close to Bonnyrigg Parish Church, Lasswade High School Centre and Public Library and the streets around them. Bonnyrigg’s nearest station is Eskbank station, about 1.1 miles north-east. Nearby you will also find Dalhousie Castle (1.2 miles south-east) and Midlothian Community Hospital (0.8 miles north-east). For a walk, there’s The New Leaf Co-op and Edgelaw Reservoir.

Bathrooms and kitchens across Midlothian

Across Midlothian, from Bonnyrigg, Dalkeith and Penicuik outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. Sealants for jobs in Midlothian are chosen with that in mind. Along the coast in Midlothian, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Bonnyrigg: In the older streets around Bonnyrigg Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Lasswade High School Centre are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall
  • A cracked shower tray or bath (that needs repair or replacement)

Surface by surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Common problems we fix in Midlothian

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

The most common problems we see are:

  • New sealant laid over old sealant that is now lifting
  • A bead that has pulled away from the tiles
  • Gaps between the worktop and the wall
  • A messy, uneven bead from a previous reseal

Landlord and commercial work in Midlothian

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Your questions about bathroom resealing in Midlothian

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What does bathroom resealing cost?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

Is the work guaranteed?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

My sealant has gone black. Can you sort it?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
