Bathroom resealing across Falkirk: what to expect
Homes in Falkirk have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We’re often asked to deal with water getting behind the bath panel and a reseal done over the top of the old bead, across baths, kitchen worktops & upstands and shower trays & enclosures.
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Around Falkirk
We work in homes and buildings around Callendar Park, The Goose On Newmarket pub and Comely Park School. Nearby too are Falkirk High School (0.7 miles south-west) and St. Francis Xavier's Roman Catholic Church (under half a mile north). There’s a railway station in Falkirk itself: Falkirk Grahamston station. Other landmarks nearby include Torwood Castle (4 miles north-west) and Falkirk Community Hospital (under half a mile south-west). For a walk, there’s Callendar Lake.
Where we work in Falkirk
Falkirk has homes of every age, old and new, and in places like Grangemouth, Bo'ness and Larbert there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in Falkirk are chosen with that in mind. Coastal guest houses and holiday lets in Falkirk can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Falkirk: For an older house near a landmark such as St. Francis Xavier's Roman Catholic Church, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Comely Park School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Work for landlords, hotels and businesses
Landlords and agents in Falkirk can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured.
What affects the cost of bathroom resealing
Call for a quick quote. What matters most is:
- Whether the work is at height
- The number and length of the joints
- Any mould that needs treating
- Any working-time requirements on site
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.
Asking for a quote
When you contact us, it’s useful to know:
- What the problem is, such as mould, gaps, leaks or cracking
- The rough size of the job
- Where the property is
- If it’s domestic, commercial or a hotel
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Wait for the cure time we give you
- Stick to a soft cloth and a mild cleaner
- Wipe the sealant dry after showering
- Avoid abrasive pads on the sealant
Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows.
What your quote should include
- Whether the sealant suits the joint
- When the joint can take water or movement
- How long the guarantee is
- What preparation is included
Common questions in Falkirk
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Where are you based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Can landlords and businesses book you?
Yes, we do. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s generally around 24 hours. Using it sooner can damage the bead.
I’m a tenant. Can you help?
Yes. Ask your landlord first, and we can send them the quote if that helps.
