Mastic Man East Grinstead — I'm Based Nearby and I Know This Area
I'm Mr Mastic — I've been doing sealant work across East Grinstead and RH19 for over 20 years. Whether you're on Moat Road, out in Ashurst Wood, over in Felbridge or down in Forest Row, I cover all of it and I'm usually with you the same week you call.
East Grinstead is a town I know well. The older Victorian and Edwardian places near the High Street move differently to the 90s new-builds in Felbridge — and the window frames up here take a battering because East Grinstead sits high up and gets more wind and rain than most of the surrounding area. After 20 years working here I know exactly what products hold up and what doesn't.
✅ Fully insured & Arbor Master certified
I'm fully insured and Arbor Master accredited. That means every job I do carries a proper 1-year backed warranty — not just my word for it. Most guys doing this work can't offer that.
✅ You speak to me, not a call centre
When you call that number, you get me. I'll tell you straight what needs doing, what it'll cost, and when I can come. No one taking messages and passing jobs to whoever's available.
✅ I only use professional-grade sealant
I use Everbuild, Soudal and Geocel — proper trade brands, not the stuff from B&Q. It costs more but it's the difference between a seal that lasts 10 years and one that goes black again in 18 months.

Recent Work in East Grinstead
A few examples of jobs I've done in and around East Grinstead recently.
Bathroom Reseal — Moat Road, East Grinstead
Customer called me about black mould around the bath on Moat Road — one of those Victorian semis near the town centre. When I got there I could see straight away what had happened. Someone had resealed over the old sealant rather than removing it. That never lasts — the new sealant bonds to the old, not the bath, and it pulls away within a year or two.
What I did: Took out both layers properly — takes longer but it's the only way to do it right. Cleaned and dried the surface, then applied Everbuild C3 anti-fungal white silicone all the way round the bath and panel joins. Tooled off clean. Job done in under three hours.
- Both old sealant layers fully removed
- Anti-fungal silicone — won't go black again
- 1-year Arbor Master warranty
- Done and dusted in under 3 hours
"Couldn't believe the difference. The bathroom looks brand new and I know it won't go mouldy again. Booked on a Tuesday, done by Thursday." — Sarah M., Moat Road, East Grinstead
Kitchen Sealant & Worktop Reseal — School Lane, Ashurst Wood
Bloke on School Lane in Ashurst Wood had noticed water getting behind his kitchen worktop. You could see it had been tracking down into the cabinet underneath — the original sealant had just shrunk and pulled away from the wall. It happens a lot in kitchens that are 10+ years old. Leave it too long and you end up with swollen cabinets and a much bigger job.
What I did: Stripped all the old sealant from the worktop joins, upstand and around the sink. Used Soudal SF silicone colour-matched to the kitchen — white/grey blend to match the existing grout. Food-safe product around the sink itself. Tooled off neat. He was cooking again that evening.
- Water getting behind worktop — sorted
- Colour-matched Soudal silicone throughout
- Food-safe sealant around the sink
- Same-day job — kitchen back in use that night
"Came out to Ashurst Wood the day after I called. Brilliant job — the kitchen looks exactly as it should have looked when it was fitted." — David H., School Lane, Ashurst Wood
Shower Reseal — Crawley Down Road, Felbridge
Woman on Crawley Down Road in Felbridge had water coming up through the bathroom floor. Traced it back to the shower tray seal — it had completely let go. When I had a proper look I could see why: whoever fitted the shower had just gone straight over an old bead of sealant that was already there. It never had a chance. I see this a lot in Felbridge with the 90s and early 2000s houses — lot of them had budget bathroom fitters originally.
What I did: Got all the old sealant out — right down to the tray and tiles. Cleaned, dried and primed the whole area. Then applied Geocel 2300 sanitary silicone all the way round the tray and up the enclosure joins. That's not going anywhere.
- Water under the floor — problem fixed at source
- Geocel 2300 — proper professional silicone
- Full tray and enclosure resealed
- 1-year warranty — she won't need to call me again
"The other tradesperson just wanted to reseal on top. Mr Mastic actually fixed the problem properly. No more water under the floor." — Claire R., Crawley Down Road, Felbridge
Commercial Reseal — High Street, East Grinstead RH19 3AW
A shop on the High Street needed their staff toilets and kitchen resealed before a premises inspection — and they needed it done over the weekend so there was no disruption to trading during the week. That's the kind of job I'm set up for. I do a fair bit of commercial work in East Grinstead town centre — the High Street has some of the oldest buildings in England so the properties are never straightforward, but I know them well.
What we did: Weekend appointment arranged. All three areas resealed and completed within a single day. All sealant fully cured by Monday morning opening. Used commercial-grade anti-bacterial silicone in staff welfare areas. Passed the premises inspection with no issues raised.
- Weekend appointment — no trading disruption
- Anti-bacterial sealant in welfare areas
- Full commercial premises ready Monday morning
- Passed inspection — sealant not flagged

I've Been Working in East Grinstead for Over 20 Years
I know East Grinstead well — I've worked on properties all over RH19. The Victorian terraces on Moat Road, the newer detached houses in Felbridge, flats near the station, cottages out towards Dormans Park. They all need different approaches and I've done the lot.
The thing that separates a good sealant job from a bad one isn't the 10 minutes it takes to apply — it's the prep. Removing all the old sealant properly, getting the surface completely dry, using the right product for that specific situation. That's where most DIY and budget jobs fall down. I don't cut corners on any of that.
I'm Arbor Master accredited — my work is independently inspected and every job gets a 1-year warranty. If something's not right, I come back and sort it. Simple as that.

What I See a Lot of in East Grinstead
The older properties near town
Moat Road, Grosvenor Road, the streets around the High Street — Victorian and Edwardian houses that move a bit with the seasons. You can't use a rigid sealant on those, it'll crack within a year. I use flexible silicone that moves with the building. Lots of tradespeople don't think about that.
Window sealant fails faster here
East Grinstead is up high — it gets more wind and rain than Crawley or Haywards Heath down in the valley. Window frame sealant takes a real beating up here. I probably reseal windows in East Grinstead more than anywhere else I work. Worth keeping on top of before it lets damp in.
New-build snagging — Felbridge especially
I get a lot of calls from Felbridge and the newer parts of town where the builder's sealant has already failed. It's almost always the same issue — applied too thin, not properly prepped, wrong product for a wet area. I strip it all back and do it properly. Usually within the first couple of years of people moving in.
Landlords between tenancies
There are a lot of rental properties in East Grinstead — lots of commuters renting here for the London train. I do a fair bit of work for letting agents and landlords getting places ready to re-let. Black mould around the bath or shower is one of the first things tenants notice and complain about.
Frequently Asked Questions — Mastic Man East Grinstead
Common questions from customers in East Grinstead and the RH19 postcode.
How much does a mastic man cost in East Grinstead?
Most bathroom resealing jobs in East Grinstead cost between £85 and £150 depending on the size of the bathroom and how much sealant needs replacing. Kitchen worktop sealing is typically £60–£100. Shower trays and wet rooms are £90–£160. We provide free, no-obligation quotes for all RH19 customers — call 0345 464 0079 or use the contact form.
How quickly can you get to East Grinstead?
Usually same week — often next day or the day after if you call in the morning. I work Monday to Saturday and I'm flexible on timing. If you've got a leak or something urgent, tell me and I'll do my best to get to you faster.
Do you cover Ashurst Wood, Felbridge, and Dormans Park?
Yes — all of RH19. Ashurst Wood, Felbridge, Felcourt, Dormans Park, Dormansland, Baldwins Hill, West Hoathly, Sharpthorne — I cover the lot. Forest Row too (RH18). If you're not sure, just give me your postcode and I'll tell you straight.
What's the difference between mastic and silicone?
Mastic is flexible and paintable — good for skirtings, door frames, decorating gaps. Silicone is waterproof — that's what you want in bathrooms, showers, kitchens, anywhere that gets wet. Most people call it all "mastic" but for wet areas I'll always use silicone. I'll tell you which is right for your job when I see it.
Does the old sealant need to come out first?
Yes — always. This is the one thing I won't budge on. If you just put new sealant on top of old failed sealant, it bonds to the old stuff, not the bath or tiles, and it pulls away again within months. I take it all out first, every time. Takes longer but it's the only way it lasts.
What's your warranty?
1 year, backed by Arbor Master — that's an independent accreditation scheme, not just my word for it. It covers materials and workmanship. I'm one of very few contractors in the East Grinstead area who can offer that. If something goes wrong with my work, I come back and fix it.
Do you do commercial work in East Grinstead?
Yes — offices, shops, care homes, schools, restaurants. I can work weekends or early mornings if you need it done without disrupting business. I've done a fair bit on the High Street and in the town centre. Give me a call and tell me what you need and I'll give you a price.
I'll Match Your Existing Colour — No Guesswork
One of the most common complaints I hear about other sealant jobs is the colour's wrong. I carry a full range and I'll match your grout, tiles or worktop before I start. If you're not sure, send me a photo on WhatsApp.
🤍 Brilliant White
The most common choice for modern bathrooms and kitchens with white tiles or grouting.
